  • Q1. Is there a sales/lease application fee?

    • Yes, $150 per applicant. Background and Credit check.

  • Q4. Is there a towing agreement in place?

  • Q7. Pool and recreation area key?

    • Fob required. Gate fob also opens pool.

  • Q8. What days is (trash / recycle) picked up?

    • Trash and Recycles pickup every Monday.  For special pick up request (electronic / appliances), please call Waste Management at 941-493-4100.​

  • Q9. What is the process for reporting a violation in the community?

    • ​If you would like to report a violation, you can do so by emailing or calling AMI. Please make sure to include the address and provide a description of the violation. The Property Manager will visit the location during the next compliance inspection to verify the reported violation and any associated restrictions. Please keep in mind that notices will be sent out and appropriate actions will be taken in accordance with the Governing Documents and Florida Statutes.

  • Q10. Questions/concerns that should be referred to Sarasota County authorities rather than the COA.

    • The responsibility of the COA is to enforce deed restrictions, covenants, and rules and regulations, which are part of the COA's governing documents. The COA does not act as a provider of security for owners, tenants, and guests. Additionally, the COA does not function in a law enforcement or emergency responder capacity. Every owner, tenant, and guest is responsible for their own personal security, as well as the security of their property.

    • If any owner, tenant, or guest witnesses a crime, becomes a victim of a crime, or experiences an emergency involving imminent harm to people or property, they should immediately contact law enforcement by calling 911. When in doubt, it is advisable to contact law enforcement before reaching out to the COA.

  • Q12. Do HOA Board Members get paid for their work?

    • No, they don't. The board of directors for a homeowners' association is a voluntary position. As it's not a paid job, board members do not receive a salary.  Board members can be reimbursed for the expenses they incur while performing their duties. In this case, the board member will typically submit all receipts to the treasurer for reimbursement.  Community Association Manager (CAM) is a different case. The manager, who is not a member of the board but hired by it to manage the COA, is paid for his or her work.

  • Q13. What are the responsibilities of the HOA Board Members?

    • COA boards generally have four main responsibilities:

      • ​MAINTENANCE OF COMMON AREAS

        • The COA board may define covenants conditions and restrictions (CC&Rs which each community member must adhere to.  The COA board is responsible for the maintenance of the common areas. It could include maintaining the streets and pavements or hiring landscapers to mow the green areas.

      • MANAGEMENT OF THE FINANCIAL AFFAIRS OF THE ASSOCIATION

        • The entire board is involved in the management of the COA's finances, even though the treasurer will be a major player. It could include creating budgets, allocating funds, collecting assessments and paying association expenses.

      • SELECTING AND DIRECTING A COA MANAGER

        • COA boards have perhaps the biggest responsibility. With some exceptions, you can see that the board has a more strategic outlook. The board, including the president, makes decisions and plans to maintain the community at the highest level. The manager is responsible for the COA's day-to-day operations.  The manager is responsible for inspecting and enforcing the CC&Rs of the association. They also send notices of violation and work with residents to resolve issues.  It is the board who selects and supports the person to perform their duties.

  • Q14. When are the Board meetings held?

    • Right now, the following meeting date will be established during the next meeting. A schedule for the rest of the year will be released soon.

  • Q15. What are my voting rights in the condominium Association?

    • Each unit is entitled to 1 vote on all matters to be voted upon by the owners.​

  • Q16. What restrictions exist on the leasing of my unit? 

    • The minimum term for renting a unit is one (1) month (allowable up to three times per year).  Longer annual lease term is standard with renewable options.  Each new or renewable lease application must be registered with the management office.    ​

  • Q17. How much are my assessments and when are they due?

    • Quarterly assessment for each unit in 2023 will be $1158, payable on January 1st, April 1st, July 1st and October 1st.​

  • Q18. Are we allowed to install security cameras and camera-type doorbell?

    • Yes, install camera-type doorbell in the same location as the original doorbell.

    • Indoor cameras are strategically positioned to capture general public areas while strictly adhering to legal statutes that prohibit targeting specific individuals or private locations, except for the camera owner.

    • Outdoor cameras are discreetly placed and designed in a way that their wiring is not visible and does not interfere with common areas. 

  • ​Q19. Is it ok for neighbors to wash their cars in their driveways?

    • ​Yes, it is perfectly fine for cars to be washed in driveways.  â€‹
